Our Land Purchase In Nicaragua |
Since we love Ometepe so much, this year we decided to look into buying land there.
After an exhausting month of doing business in Spanish the deal was finalized
on the last day possible...and we, of course, were thrilled. The pictures on this page give somewhat of an idea of the property we bought, though we have found it impossible to capture the beauty of this land - so you'll just have to come visit :). The pictures below were taken from the main road that passes in front of the property. The clouded mountain in the back is Volcan Madera which created the eastern side of the island. It is now inactive and has a nice crater lake as well as many natural springs that provide pure drinking water to everyone who lives nearby. |

The majority of the property consists of 2 hills that run the depth of the property and become one towards the back where there is a large flat area. The rest of the hill area is quite rocky and will be good for planting fruit trees and putting a house (great views). Running alongside the hill (and comprising about 20% of the property) is a nice flat area where we hope to put a well and grow vegetables, soy and grain. |

Our Location: The island of Ometepe, on the Madera Volcano side of the island, in the town of Madronal, on the SW corner of the main road to Balgue and the Madronal Cemetary road. Climate: Rainy Season (May through Oct), Dry Season (Nov through April) Yearly Rainfall: 1000+ mm or 40+ inches High Temperatures average mid 80's(F) or close to 30(C). The hottest month is April with temperatures above 90(F) or close to 35(C). There is almost always a nice breeze, sometimes strong wind, coming off the lake which tempers the temperatures and makes wind power a viable option. Check out the current weather in Nicaragua, just subtract 2 to 6 degrees F for the temperature and add 10 percent to the rain fall to best similate the condition on our property. |
Our Initial Plan: We are hoping to create an organic farm for sustainable living. The farm's focus is on diversity, we hope to bring new fruits and vegetables to our table and the area. For our most recent activities on our land visit our current projects on Ometepe. The Legal Process: The legal process of buying land is easy and secure, if done correctly. The non-legal aspect of land buying is a case-by-case situation. We've seen land bought and sold in a two day process. For us it took more than a month, which consisted of traveling 7 hours (roundtrip) to Rivas a couple times every week. This just to complete the land purchase (talking to our lawyer, getting money for the purchase, meetings with the seller). |
